Kentwood, MI Absorption Rates – March 2009

Kentwood Michigan is a large suburb of Grand Rapids with a population under 50,000. It has manufacturing, shopping centers, and lots and lots of residential housing. Kentwood Public Schools are one of the largest school systems in the area with over 9000 students and 16 buildings within a 24.25 square mile area.

The downward trend of the last few years in Kentwood home sales is still continuing this year. We are seeing a slight price erosion from last month’s figures.

The upper end homes in Kentwood aren’t seeing the kind of activity that the lower end homes are getting. They are priced too high for today’s timid buyers or it could be condition. Your list price has to be close to the sale price or your home just doesn’t get serious buyer activity. And if you still have the brown shag carpeting, you will need to upgrade or lower your price if you want to see a sold sign.

In 2006, Kentwood has 495 home sales:avg sold price:$159,788.

In 2007, Kentwood had 434 homes sales: avg sold price:$151,009.

In 2008, Kentwood had 722 home sales:avg sold price: $115,127.

Home sales for Kentwood – $70,000 to $400,000 price range:

155 sold since September 2008.

Kentwood Absorption Rate for this price range is 9.16 months, at the current rate of sale (which means if no new listings come on the market, it will take 9.16 months to sell the listed homes).

Current Absorption Rate for Rockford Michigan is 16.7 months

on average, which means if no new listings come on the market,

it will take 16.7 months to sell current inventory.

Even though inventories are still high in this market, the absorption

rate is inching downward. Last month, over 18 months of homes to

sell, and this month only 16 months. You still have to have your

home priced correctly. Over-priced homes will not sell in this buyer’s

market.

Clements Mill is  a newer home development built by EastbrookConstruction in the Ada MI area, started in 1999 and completed in2003. Apart from newer homes, part of the appeal is the proximityof  Forest Hills Central Middle and High Schools, Forest Hills Woodlands 5/6 School, St Roberts & Ada Christian Schools, whichare within walking distance.Clements Mill is midway between the Village of Ada and Forest Hillsshopping area at Cascade Road and Forest Hills.Ada’s Clements Mill has seen steady to declining values in the shorttime it has been built out.  This is largely due to the current overabundance of houses for sale in a soft resale market.                  Clements Mill  Market Report

Grand Rapids MI Absorption Report ~ Quail Crest Condos ~ Jan 2009

The Quail Crest Condo development is located west of Spaulding

and north of Burton Street in Cascade Township.  There is an

entrance off Spaulding Avenue and off Burton Street. This condo

development was started in the late 1980’s and continued building

into the late 1990’s. 

The condos are spacious with cathedral ceilings and many have

finished lower levels with extra bedrooms and baths. This area

has been very attractive for retirees, as they are close to all the

local amenities and shopping but no house maintenance. Forest

Hills Public Schools are the school district,Watermark Country Club,

Forest Hills  & 28th Street shopping are a short distance away.

The miles of Cascade-Ada Bike/Walking Trail

connects to downtown Cascade, downtown Ada, and 28th St.

of sales.  This is a high number for Grand Rapids, which reflects the

weak market for condos, over priced listings, or a combination

of both, which I believe is the case. [Note the disconnect between

the Expired price/SqFt and Sold price/SqFt].
