West Village has one home for sale currently,

and 4 homes have sold so far in 2016. The average

sale price is pretty stable and hasn’t changed much

for the last two years. This is a newer built development,

therefore,  homes have retained their value to consumers.

 

West Village has upper bracket home prices

in the Forest Hills area, averaging around 500K.

It remains a very popular location, close to

schools, shopping, and expressways to the Greater

Grand Rapids.

July 1, 2016 to Sept. 30, 2016

 

Current Active Listings = 32  

from $34,500 to $1,295,000

 

Caledonia Pending Home Sales = 25

 

Caledonia Sold Homes = 40  

 from $ 187,000 to $ 1,295,000

 

Average Sold Price = $ 288, 830

Average Days on Market = 48

 

 The Caledonia Real Estate Market is rising

in price and inventory is still low, known as a

Seller’s Market.  Buyers are competing for the

most desired properties in Caledonia and the homes

entering the market can’t keep up with demand.

 

Even though potential Home Buyers can’t be

as choosy as they were a few years ago, recent updates

to a home, especially kitchens and baths are still

primary on the Want List for today’s buyers.

 

Caledonia has a strong appeal for home buyers

in the Greater Grand Rapids market.  If you are considering a move

Pending Sold Properties =  2

Sold Properties = 9               

 Average Sold Price = $ 332,440

Average Sold Price /Sq. Ft = $ 189

 

Clements Mill homes continue to see fast turnover

activity, with 9 sold homes for the late summer, early fall market.

Prices are edging up, about 5%, especially for larger, updated homes.

Buyers continue to desire move in condition, so be aware that

worn surfaces and tired decor will not sell your home for

top dollar.

 

Home inventory is very low with demand still high

for this Forest Hills neighborhood real estate market.

Fall usually brings a slower market, but we aren’t seeing

that take effect yet.
