Flooding in West Michigan – Latest Update

 

Emergency Management Division Flood Update

Kent County – The Kent County Board of Commissioners approved a resolution this morning to extend the local State of Emergency for an additional 30 days.

This means the declaration, made April 19, remains in effect for all Kent County villages, townships and cities, through May 24, 2013. This extension gives

Kent County official additional time to complete damage assessments. This process is necessary to determine if Governor Rick Snyder will issue a Declaration

of Disaster; a step towards requesting FEMA funding or assistance.

Less than a quarter of the residents evacuated have been allowed to return home. “While the water is receding, it is still at or above flood stage in many locations,”

said Jack Stewart, Emergency Management Coordinator. “We are in touch with jurisdictions and know where flooding issues have occurred. Teams will be surveying

neighborhoods in the coming weeks, and those assessments will be turned over to the state to determine if a disaster will be declared by the Governor.”

 

The next step after that is asking for FEMA assistance. Many residents have been calling our Emergency Management Division with requests for FEMA funding.

We are following very specific protocol and it is still very early in the process, therefore we are unable to answer any questions about FEMA. We will put information

out as it becomes available, and ask for your patience and understanding through this process. We suggest residents work with their insurance companies until

further notice.

Many families have had questions about what to do next. “We ask residents who are in their homes and have damage to clean and restore as much as possible

at this time,” Stewart said. “Document everything you can. Keep track of any damage or losses.” When cleaning, wear gloves at all times, and remove all highly

absorbent items: carpet and padding, mattresses and upholstered furniture, for example.Bag these items in plastic, or label them as contaminated with sewage.

Wash down all walls, floors and surfaces with clean water and a low suds detergent. Red Cross has cleaning kits available. Call 616.456.8661 for more information.

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the area with over 9000 students

and 16 buildings within a 24.25 square mile area.

Kentwood Current Listings = 78

Pending Sales – 67

Sold Homes = 184

Average Sold Price = $ 121,207

 

 

The homes for sale inventory in Kentwood is at very low levels.  

With spring comes peak demand and there is a little over 2 months of house

inventory listed  for sale.  This has driven the average sold price up about

10% from the end of 2012 statistics.

 

The sold price range of homes is from $ 29,000 to $ 390,000 in this

Grand Rapids suburban community, with the majority being

in the mid-to-lower price ranges.

Lowell home prices are rising, the average sold price is up by almost 11 %

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with: an excellent public school system,

diverse businesses, and resources.

Active  Listings – 189

Pending Home Sales: 75

Sold Rockford Homes: 132

Average sold price  $ 199,017

 

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold housing market ranges from $40K at the low end

to over $463,500 at the high end for the first quarter of 2013  sales.  The average

sold home price has decreased slightly for the last 2 quarters.  Homes are selling,

and inventory is short, with only  4 months of house inventory available.

Caledonia Pending Home Sales = 21

Caledonia Sold Homes = 36

Average Sold Price = $ 171,596

 

Caledonia real estate has had a slight decrease in average

sales price for the first quarter but we don’t see this trend continuing.

Home inventory is starting to get short in other Grand Rapids suburban

markets and Caledonia will be affected, as well.  Interest rates are still

low, so it is a good time to buy in Caledonia.

Home  prices are rising in Forest Hills for the last 12 months,

especially this first quarter of 2013.  We see about 10% price rise in the under

$250K category and about 15% in the upper priced homes.  Good news for
