We wish we could wave a wand and make this shortage go away.

It is a real impediment to listing a home.  We have several sellers

that are searching for their new house before they dare to list

their current one.  Their home will sell almost immediately and

they have to have somewhere to live, either permanent or

temporary, as soon as 60-70 days after listing.

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

Active Listings: 115      From $ 41,900 to $ 1,595,000

PENDING Sales: 29

SOLD Homes: 69

Average Sold Price: $183,674   From $ 41,000 to $ 780,000

 

Lowell home prices are rising, the average sold price is up by almost 11 %

since the end of 2012.  Home inventory is getting shorter with only 3 1/2 months

supply.  This is a big change from only a few short months ago.  If you are looking

for a Lowell home, time for the best selection is now.   If you are thinking of selling

High Schools, Forest Hills Woodlands 5/6 School, St Roberts & Ada

Grand Rapids Forest Hills Home Inventory Climbs

This graph shows the housing inventory available in the Forest Hills

School District for the last 14 months. Forest Hills Area has been one of the

strongest markets here in the Grand Rapids region. As you can see, sales

remained strong during the late 2009 and into spring of 2010, with sales

failing to keep up with home inventory in July, supply starts to climb steeply.

The Reasons:

1.) The tax credit that expired at the end of April was a bonus for buyers

that were already searching for housing.  But it doesn’t appear to have

convinced fence sitters to enter into home ownership, regardless of interest

rates that are lower than anything we have seen in over our 37 year career

in real estate.

2.) Traditionally, home ownership in the U.S. has stayed around 62%

of households for many, many years.  When we hit the 2005 height of the

housing bubble, we were at 64%, an all-time high in home ownership.

Unless something changes drastically in our whole system, the same

38% prefer not to own or are unable to purchase a home for various

reasons.

3.) All the people that were holding back during the last 2 years have

decided to enter the market at the same time.  When things start looking

up, or at least not like the end of the world, sellers figure now is the time.

When lots of bodies jump into the pool, it gets crowded.

Mano a Mano Real Estate Advice:

Now is the time to sell your home IF you are ready to price it at or

below the competition AND your home looks as good or better than the

your competition.  Houses are selling, people are moving on with their

lives.  But as illustrated by the chart above, unless you are serious

about marketing your home in this buyer’s market, buyers have lots of

homes to choose from.

The market can change quickly. Contact us for the latest sales

information in your neighborhood so you can make a wise decision

about your real estate investment, whether buying or selling.

2003. Apart from newer homes, part of the appeal is the proximity

of  Forest Hills Central Middle and High Schools, Forest Hills

Woodlands 5/6 School, St Roberts & Ada Christian Schools, which

are a short distance away.

Clements Mill is midway between the Village of Ada and Forest Hills

shopping area at Cascade Road and Forest Hills.

Ada’s Clements Mill has seen steady to declining values in the short

time it has been built out.  This is largely due to the current housing

economy where all area homes have suffered a decline in value. This

subdivision continues to be a desired location for local residents.

larger than the sold homes, as price per square foot is similar.

Forest Hills Michigan Neighborhood Real Estate Market Report – Hidden Hills April 2010

Hidden Hills is an established neighborhood of homes off Cascade Road

and 30th Street in Cascade Township, Michigan, a suburb of Grand Rapids.

Home construction started here in the 1960′s housing boom in the Forest

Hills School District and has continued through to today. There are new

homes still being built in this neighborhood.

Mid-size homes with quality construction are the rule, this suburban sub-

division area has been a desirable  place to live in the Grand Rapids home

market for many years.

The current absorption rate for Hidden Hills  is  1 month, which

means we have a 1 month supply of homes in the Hidden Hills market,

IF no new homes enter the market and homes sell at the current rate.

MARKET SYNOPSIS: Hidden Hills average SOLD home price has

bounced back somewhat from last year’s lows of under $90 a square

foot, but the average sold price is still declining.  Time on the market

has increased slightly and 6 homes have  sold since the first of the

year.
