and artists.  This mural was an ArtPrize 2010 entry on the Kendall

School of Design building on Division Ave at Pearl.

 

ArtPrize 2011 is gearing up to display 1500 works of art in our fair

Pricing seems to have stabilized in Forest Hills School District.

If you are willing to do repairs and update a home, there are still some

good buys at historically low interest rates, though rates and mortgage

requirements are rising.  The homes in the most up-to-date condition

sell the fastest, as most buyers do not want to do repairs or updates.

to buy based on price/square foot.  Price per square foot is a

great leveler.  If two similar homes are listed at similar prices,

their price per square foot should be similar and it should reflect

the interior finish of the home.  East GR has homes listed at almost

$500/ Sq Ft and under $100/Sq Ft, so the range here is wide.

For example, if it has crystal chandeliers, wood flooring, a new

kitchen, this would be more value per square foot than a home

that still has the 1980’s decor and/or is in derelict condition.

Caledonia real estate  has 1 home under $100K this month

but homes in the $100K-200K category are picked up fast, if

in good condition.  Activity is ramping up with the advent of

spring/summer, as 36 homes went pending in the last month,

14 sold homes in the Caledonia school district.

 

Price is still a huge factor, the average sale price was down

from last month to $ 183,027, with lots of distressed homes and

foreclosures closing to bring average prices down.  Mid priced homes

in good condition are selling almost as fast as they hit the market.

Lowell Michigan King Milling Plans 2011 Expansion

 If you have ever been to Lowell Michigan, you can’t miss

the King Milling Company. It dominates the small town skyline with

its huge grain storage towers and milling processing equipment.

Well, that is about to change in a big way. The King Milling Company

is undergoing an expansion which will double their capacity to store

grain and flour.   The expansion will be literally going up soon, as

a 90 foot building will be erected, six multistory concrete storage

towers and a new load out machinery will be part of the 11+ million

dollar expansion to this savvy survivor of the grain milling business

in Michigan.

The King Milling Company’s website states that they started

business in 1890, along with 700 other flour mills in Michigan.

In 1958 the number of mills in state was 28, today there are

13 left, of which some are very small operations.

From its humble beginnings with a stone wheel to the

prodigious production of today  – King Milling grinds  800,000

pounds of white flour/day.  It is pretty safe to say, if you eat

a flour product in West Michigan, it was processed at the King

Milling Company.  Another West Michigan company that you

probably never heard of, but is pretty important to our local

economy.

hard to appreciate unless you see them up close.

Foto Friday – A Weed or A Flower?

Weed or Flower?  As a child, Queen Anne’s Lace or Wild Carrot

was one of my favorite wild flowers.  So ethereal in appearance but

tough as nails – even growing by the side of the road, with no water

or fertilizer from a gardener’s hand.  Just Mother Nature spreading

her bounty to the fields and by-ways of Michigan.

 

As an adult, I respect the perseverance of this tough customer.

A few of these plants are allowed to mature in my gardens every year.

Because I have a soft spot for this lacy rogue and it brings back

happy childhood summertime memories. 

 

Memories of icy, cold lemonade, burgers on the grill, and a vase

of wildflowers for the picnic table on a hot, July day.  Memories

of softball games in the front yard,  rides to the Tastee-Freeze

for ice cream cones after supper, and chasing fireflies and

star-gazing after darkness finally fell.
