Ada Township Board of Review will hear assessment

appeals on March 15, 2011 9 am – 6 pm  and March 17,

2011 form 5-9 pm.

 

  • Appointments required.
  • You will need to provide sales data or an appraisal to substantiate

what you believe the value should be.

Letter appeals are welcome if you are unable to attend a Board Of Review

hearing, they must be received no later than March 4th, 2011.

    Last year we took a vacation on the St Johns River in central Florida.  What a

    peaceful place.  This photo was taken at a fishing dock around 5 pm.  The herons

    were checking to see if there was any fish leavings they could help clean up.

    Ada Woods is an established development of homes in Ada, Michigan,

    just west of Ada and south of Fulton Street (M46).  Ada Woods started

    out as an E.L. Ladd development, but towards the end of the project

    many lots were sold to other builders and completed by individual owners.

    The dates of building range from 1980’s to 2005.  Most of the homes

    have more square footage and more amenities than Adacroft Commons,

    its  adjacent neighborhood.  As with Adacroft Commons, there is designated

    common land in the development that remains heavily wooded and in a

    natural state.  This development is in the Forest Hills School System and

    close to several private schools.

    MARKET SYNOPSIS: The average sold price is still going down,

    about 10% from 2009 prices, though there was lots of activity

    here last year.   Still a Buyers’ Market, so price accordingly if

    you want to see your Ada Woods home sold.

    2011 Concert Series at White Caps Pepsi Stadium

    2011 Concert Series at White Caps Pepsi Stadium

    Spring music events are getting started in Grand Rapids

    with the Pepsi Max Concert Series at Fifth Third Ball Park’s

    Pepsi Stadium starting on March 5th with the Young Dubliners.

    This Rock-Celtic-Irish Band has a loyal following. Venue seats 200,

    doors open at 7 pm, Concert starts at 8 pm.

    Adatowne is a popular entry level home market in the Ada area

    of the Greater Grand Rapids metropolitan area.  Part of the appeal is

    the proximity of Ada Elementary, Forest Hills Central Middle and High

    Schools, Ada Christian Schools, St Roberts School and being close

    to the village of Ada. Adatowne is an established subdivision, started

    in the early 1970′s by E.L. Ladd Builders of Ada.

     

    I have held many open houses in these plats  and sold many of

    the homes as new construction – to be built.  If you doubt the power

    of your home as an investment, a basic ranch in Adatowne (about

    1000 sq ft) sold  for $ 19,900 in 1975.

    continue to tell the “sold” story.

    as 12 homes went pending in the last month, 2 sold.  Price is still

    being driven downward UNLESS homes are in great condition and

    even that isn’t a guarantee that the home will sell quickly. 

    Appears to be a shortage of mid-ranged homes in great condition.

     

    If a Caledonia home is where you would like to live,

    interest rates are at historically low rates and inventory

    is shrinking. Waiting to see the bottom of the market could

    be a mistake, new mortgage requirements will take effect in

    about 40 days, which will mean you pay more for less house.

    going to attract today’s buyer.  Savvy buyers today want upgrades,

    current amenities, and no home repairs to do after closing.

    Hidden Hills is an established neighborhood of homes off Cascade Road

    and 30th Street in Cascade Township, Michigan, a suburb of Grand Rapids.

    Home construction started here in the 1960′s housing boom in the Forest

    Hills School District and has continued through to today. There are new

    homes still being built in this neighborhood.

     

    Mid-size homes with quality construction are the rule, this suburban

    sub-division area has been a desirable  place to live in the Grand Rapids home

    market for many years.
