Caledonia Michigan Real Estate Market Report Jan-Dec 2011

Caledonia real estate has the an inventory problem, just like

most of the area.  Too many homes for sale and too few buyers.

Months of inventory peaked at almost a 2 year supply at the beginning of

2011 and fell in the spring and summer months, then started climbing

again as fall progressed into winter.  Though high inventory is way below

last winter’s highs.

Average sale price is still depressed in Caledonia as elsewhere, as

evidenced by the distance between average list price and average sale

price in the chart above.

 

The huge unknown for any real estate market this year, is when

and how the foreclosures and bank owned homes will re-enter

the marketplace.  If they are dribbled back onto the market,

prices may hold steady.  If these homes are dumped back on

the market, en mass, this will lead to further price erosion

for all homes.

Caledonia Michigan Real Estate Market Report  Sept 2011

The third quarter of  2011 has been a good real estate market

in Caledonia Michigan.  Absorption rate for Caledonia MI Market is

currently 4 months,which means if no other homes come on the

market, it will take 4 months for the current inventory to sell

at the current sales rate.  This stat has lowered over the summer,

showing the uptake in home sales in Caledonia, Michigan.

Autumn Display

July 1 to Sept 30, 2011 Caledonia Michigan Real Estate

Active Listings – 99

Sold Homes = 52

Pending Sales = 21

Average Sold Price = $156,882

Sale Price to List Price = 94.74%

The Caledonia Market has seen good activity for the third

quarter of 2011, though average sold price is down and inventory

is slightly down.  Percent of sale price to list price has remained

steady here in Caledonia.  Now is a great time to buy, if you have

been considering moving to Caledonia.

Caledonia Michigan Public Schools Win Gold Medal

Caledonia Michigan Public Schools Win Gold Medal

The Caledonia Community School District ranks as one of the best

in the nation.  A Gold Medal was awarded by Expansion Management

Magazine which recognizes Caledonia Public Schools as being in the

top 16% of the 2800 schools they rated nationally.

Caledonia High School

This medal is based on how well students learn, how many graduate,

the community’s financial commitment to education, and its adult education

and income levels.

Other Kent County Schools that were received top rankings were Forest Hills,

Rockford, and Grandville.

From the sublime to the bargain basement, the homes this month

in Caledonia real estate are mostly middle to upper end homes, with

only 25% being under $100K in price.  Activity is ramping up with the

advent of spring, as 6 homes went pending in the last month, 2 sold. 

Price is still a huge factor, the majority of sold homes were in the

$150K range.

Appears to be a shortage of mid-ranged homes in great condition.

If a Caledonia home is where you would like to live,

interest rates are at historically low rates and the most wanted

homes inventory is shrinking. Waiting to see the bottom of the market

could be a mistake, new mortgage requirements will take effect in

about 10 days, which will mean you pay more for less house.
