Quail Crest Condos Forest Hills Real Estate Report

Quail Crest Condos in Forest Hills sold in less

than two weeks on the market last fall, with the

average sold price being slightly over $300K.

 

 Sold prices are on the rise in this neighborhood.

A scarcity of condos for sale is driving prices up in most

Forest Hills neighborhoods with Quail Crest being no

exception to the rule. New construction can’t keep up

with demand plus prices are much higher per square

foot for a new build, so this prices many buyers out of the

competition for the homes they are looking for.

 

Quail Crest is located at the corner of Burton St and Spaulding

Avenue, near Watermark Golf Course, close to 28th St shopping and the

new Mary Free Bed YMCA complex that just opened in Spring of 2016.

This state of the art new facility, LEED certified, is just a few blocks away,

a short walking distance with a dedicated trail that connects to Quail Crest

neighborhood at both entrances.

 

Stand alone, 2 unit, and multiple unit condos are all part

of Quail Crest Neighborhood living.  New construction appears to be

almost built out. Some homes could still be in the building process

as sold homes or close to finished as builder spec homes.

 Tamarron Estates Neighborhood Real Estate 

has seen 4 sales in the last quarter of 2016.

The average sold price was $509,643, which is

slightly lower than 6 months ago.  This is affected

by higher priced sales in the neighborhood.  Sold prices

vary from $286K to $1,295K, so you can see there is a

large swing in values.

 

Many homes in the Tamarron neighborhood are older,

dating from 1970’s  to 1980’s construction.  While these are quality,

well built homes, they are in need of updates and remodeling to

bring them up to present day Buyer’s preferences.

From $ 159,900 to $ 2,350,000

 

Pending Listings – 65

 

Sold Homes = 199      

From $95,000 to $1,935,000

 

Average Sold Home Price – $340,000

Average Days on Market – 43 Days

 

Forest Hills home inventory remains

 

about the same as Autumn, as do pending and

closed sales inventory.  Traditionally, Winter sees

a slight slow down in home sales activity.

 

Forest Hills is a public school district in the Ada/Cascade

area of  Greater Grand Rapids. This suburban community

has wonderful neighborhoods, some newer, but most are older in age.

It boasts Top Ranked Forest Hills Public Schools, private schools,

and a suburban life style that attracts many home owners.
