The Absorption Rate for Centennial Park Condos is 5.6 months,

which means if no new listings come on the market, it will take

5.6 months for the existing condos to sell at the current rate

of sales.  This market is seeing sales but average sold price has

declined over the last year, although listing prices are up. 

Foreclosure or distressed sales may be affecting the averages.

live at Watermark you are close to the airport, 28th Street shopping,

I96 expressway and close to Cascade, Ada, and Forest Hills schools

and shopping areas.  Many of the homes have golf course frontage

on Watermark Country Club, a private course with a public restaurant.

Sales are happening but prices seem to be still inching downward, especially

in the upper price brackets.  If you want to sell your Watermark home, it

must be priced right for today’s buyers.

Sales prices are lower than year and price/square foot is also lower. 

Sales are happening in Centennial but they aren’t as high as they

have been in the past.  Condition may be a factor, as buyers have

many condos to choose from.  Obviously distressed and foreclosure

sales bring the averages down.
