Roselle Park Improvement Plans Announced

Roselle Park Improvement Plans Announced

Future improvements to the popular Roselle Park in Ada Township

have been set.  The Master Plan calls for a new main entrance,

a Resource Center that will hold 75 people for meetings, a kitchen,

a veranda, restrooms, and adjacent parking.  Trails and boardwalk

would be extended into the park from this new building near the

new entrance across from Michigan Street.  Additional future

enhancements will be an Adventure Playground and a Picnic Area

for large groups.

Most of these future improvements are waiting for funding through

grants, memorial gifts, and donations by local individuals and service

Typical Closing Costs for Grand Rapids Buyers

If you are considering purchasing a home, you should know what

fees and expenses you will be responsible for.  These costs should be

disclosed in your good-faith estimate of all settlement costs.  These

expenses are typically due at the closing.  Your title company or other

entity conducting the real estate transaction’s escrow or closing will tell

you the required amounts for:

· Down payment

· Loan origination

· Points, or loan discount fees, which you pay to receive a lower interest rate

· Home inspection

· Appraisal

· Credit report

· Private mortgage insurance premium

· Insurance escrow for homeowner’s insurance, if being paid as part of the mortgage

· Property tax escrow, if being paid as part of the mortgage. Lenders keep funds for taxes and insurance in escrow accounts as they are paid with the mortgage, then pay the insurance or taxes for you.

· Deed recording

· Title insurance policy premiums

· Land survey

· Notary fees

· Proration for your share of costs, such as property taxes or utility bills

Ada Michigan Hall Street Reconstruction Planned for 2012

Planning and design work is advancing on a proposed 2012 project

to re-surface Hall St., from Cascade Rd. to the Forest Hills Central

School campus, add a center turn lane at Paradise Lake and add

facilities for pedestrians and bicycles.  A 5 foot sidewalk is planned for

each side of Hall Street instead of an 8-10 foot path.

Since Hall Street is the dividing line between Cascade Township on the

south and Ada Township on the north, the cost of this project will be

shared by both townships and Kent County Road Commission.  Another

neighborhood information meeting will be held after plans are firmed up,

so residents along the road will know what to expect.

The average sold price in Forest Hills Waterfront homes

today is $325,000, which is based on all home sales in

the last 90 days.  Based on the same criteria, lets track

the Forest Hills Waterfront home average sold price every

month since the first of the year:

  • January 31, it was: $514,000
  • February 28, it was $400,000
  • March 31, it was $450,000
  • April 30, it was  $364,750
  • May 31, it was $342,000
  • June 30, it was: $211,472
  • July 31, it was: $498,300
  • Aug 31, it was $338,642
  • Sept 30, it was $299,950
  • Oct 31, it was $ 308,383

What this looks like is the average sold price has declined 40% since

the beginning of the year.  This may or may not be true for every home,

but prices are not going up yet.

Online today a 15-year fixed loan is being touted at 3.31%, 30 year loan

rate is 4%, as of today. 

The Bottom Line :

If you are considering purchasing a Forest Hills Waterfront home and

if you are going to get a loan, we have not seen a better buying condition

in our area in a very, very long time. Think at least a decade, if not more.

Picky Buyers Stall Home Sales — Or Is It Pricing?

Recent Survey Results:

87% of buyers by survey want a “no fixes” home

67% of buyers think homes are overpriced

77% of sellers have their home overpriced

 

No one thinks our Grand Rapids housing market is as normal

as it used to be.  But many disagree on why.  Most Sellers think

their home is worth more than it really is.  And most Buyers

think the home of their dreams will be available at fire sale prices. 

How do the two sides ever come together to engage in a home sale?

Each of these positions has a grain of truth.  The seller’s home

may well have been worth 25-40% more just a few short years

ago.  In fact, if they bought at the height of the market, they

will most likely not be able to sell their home for what they paid.

This can be painful and lots of potential sellers are stalled from

selling because they cannot make up the difference between

their mortgage and the home’s probable selling price.

 

Today’s Buyers are savvy and know what homes are going for

 in the neighborhoods they want to live in.  Most buyers do research

for 4-12 months before purchasing.  But they shouldn’t take an overall

estimate of home sales, like Zillow’s Zestimate to really nail down the

purchase price of their dream home.  If there are any Short Sale or

Foreclosed Homes included in the mix, they will usually sell for much

less  than a traditional home in good condition, and for good reason. 

 

Not many neighborhoods today have homes that have not been

in either a short sale or a bank foreclosure.  Major repairs on these homes

are usually required and may need to be completed before occupancy.

Since most Buyers want a NO FIXES home, this means they will likely

have to pay the market price for the home of their dreams, and the

Seller will have to sell at market pricing.

 

This is where the art of negotiation by your realtor comes in. 

Negotiating a 10% difference in price can take some time for both parties

to come to an agreement.  Don’t be mistaken, expert negotiating skills

are paramount to getting a home sale closed.
