Rockford is a northern suburb of Grand Rapids, about 15-20 minutes

by freeway from the center of the city.  It is a small town on the Rogue

River with an excellent public school system and diverse businesses and

resources.   It is a popular Grand Rapids suburban area that many like

to call home.

Absorption Rate : 7 months

Housing sales in Courtland Township, Algoma Township and City

of Rockford are included in this report. Rockford’s housing market which

ranges $60,000 at the low end to over a $1 million at the high end. 

The average sold home has increased in value from 2010 figures and

sold activity in Rockford seems to be up.  So far, so good. 

 

The real story of this year’s real estate story is held by the banks. 

The bank owned inventory is very high and hasn’t been coming on the

market at the rate it has in the last few years.  This has allowed the

housing market a brief reprieve this year and seen home prices increase

slightly because of a lack of distressed home inventory.

Rockford Michigan is a northern suburb of Grand Rapids, about

15-20 minutes by freeway from the center of the city.  It is a small

town on the Rogue River with an excellent public school system and

diverse businesses and resources.   The real estate picture for 2010

was not one of growth but 464 people bought homes in Rockford,

making it one of Grand Rapids most popular suburbs.

Sold Rockford Homes: 464

Average sold price  $ 162,135

Average Sold Price/SqFt  $111.00

Housing sales in both Courtland Township, Algoma

Township and City of Rockford were down about 35-38%

from 2009 figures, though average prices were slightly higher.

Inventories will probably increase with the spring market and

buyers will have their pick of the best homes for sale, though

prices seem to be ticking up.

 

It is imperative that you have your  home in  great condition

and priced correctly, over-priced homes and tired looking homes

will not sell for top dollar in this buyer’s market.  Good buys can

be had in all segments of Rockford’s housing market, which ranges

from over a million to $60,000 at the low end.

Current Absorption Rate for Rockford Michigan is 7.5 months

on average, which means if no new listings come on the market,

it will take 7.5 months to sell current inventory.  This is a

50%. decrease from last month, so inventory is selling.

The under $200K market is moving faster than the over $200K.

Homes less than $200,000 since May 1, 2009 sold prices appear

to be still declining slightly, even though 126 homes sold in

Rockford Public School District last month.  Foreclosure & bank

owned homes could be tipping the figures downward.

The over $200K market has taken a 15% decrease in average

sold price from last month.

Inventories have increased with the spring market and sales are

starting to take off in Rockford over the last 2 months.  The absorption

rate is 7.5 months which is a normal market range for our area.

It appears that smaller homes are selling faster because the price

per sq ft has gone up while the average sale price has declined by

15% from last months report.  It is important  that you have your

home in  great condition and priced correctly. Over-priced homes

will not sell in this buyer’s market.

decrease from last month. If you aren’t serious about selling

your Rockford home, don’t put it on the market.  If you have

to sell, it must be priced correctly and be in excellent condition

with the huge inventory available, buyers can be very picky.
