Sold Properties – 11

Average Sold Price – $ 227,061

An active market in Cascade Springs neighborhood this summer,

although average sold price is down slightly from first third of the year.

As always, homes in great condition, with lots of updates to keep

up with buyer demands, are the first to sell and for the best price.

The average sold price has come down about 15% from 2011’s

average sold price. This could be because less expensive homes

are the majority of the market and higher priced homes are

waiting to see if prices start inching back up. So far, 2012 is

behind on sales and average sold price from 2011. Good news for

buyers in this neighborhood, but not sellers waiting to list their

home and break even on a sale.
