Average Sold Price – $ 343,712    Low = $ 190,000  High = $ 535,000

Homes are selling in Hidden Hills, at low and higher prices this summer.

Inventory for the region is down, and although we are seeing increased sales

activity, we are not seeing an increase in overall prices.

Active For Sale Homes = 2          $164,900 median price

Pending Home Sales = 3

Sold Homes = 4

Average Sold Price = $149,725

Homes are selling in Caravelle Village this year, the middle price range

of values is a big draw.  Sold prices are down compared to first quarter

statistics, this might be the condition of the homes that sold, but it is

not an anomaly for our whole region.  As inventory decreases, home sales

have increased but we are still seeing a flat to decrease in sold prices.

Home inventory is down for the entire Grand Rapids area, as well

as in Hidden Hills.  There is about 2 months of home inventory

if sales keep up to the last 4 months sales level.  Average price

is still down slightly, though this affected by distress and REO sales.

Listings in good condition and priced correctly are selling well this spring.

The average sold price has come down about 15% from 2011’s

average sold price.  This could be because less expensive homes

are the majority of the market and higher priced homes are

waiting to see if prices start inching back up.  So far, 2012 is

behind on sales and average sold price from 2011.  Good news for

buyers in this neighborhood, but not sellers waiting to list their

home and break even on a sale.

Forest Hills is a school district in Ada–Cascade Michigan

real estate market that is always active. This Grand Rapids suburban

community has wonderful neighborhoods, some new and some older

with Top Ranked Forest Hills Public Schools, and private schools, and

a life style that attracts many home owners.

2012 first Quarter real estate market activity.

Under $250,000 Homes:

Forest Hills Current Listings = 144

Average Sale price – $164,911

Average Time on Market = 3-4 months

Average Sold Price/Sq Ft = $ 98.27

Absorption Rate = 2.9 months

$ 250,001 and Up  Homes:

Forest Hills Current Listings = 192

Average Sale Price = $ 410,964

Average Time on Market = $2.6 –4 months

Average Sold Price/Sq Ft = $95.31

Absorption Rate = 6.4 months

 

Home inventory is higher in the upper priced home market and

 effects the Absorption Rate, which is double that of the homes under

$ 250K.  Prices have dropped across the board but buyer demand is

still sluggish.  With the mild winter weather and a head start on spring,

we will see if this effects the local real estate market.
