Greentree Estates Properties are selling for about $ 114 a sq./ft.

on average this year.  Both of the properties sold in late March.

Hidden Hills area still has houses on the market

but recent activity has heated up.  With 5 pending sales

in the last 2 weeks of May, the inventory may be depleted

quickly considering buyer demand.  Even though prices

are starting to return to pre-recession pricing, buyers are

still reluctant to buy a “project”t house.  They want all

improvements done, and the home to be move-in ready.

Short inventory of homes in Adacroft Commons, which

is common in the Forest Hills School District.  Prices are on the

road to recovery from the 30-40% decline they saw during the

2007-2012 recession.  Scarcity of homes will eventually drive

prices up, but we aren’t seeing a huge increase.  Prices are inching

up slowly and interest rates are expected to do the same thing.

choices and less bargaining power than in the recent past.

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

Lowell MI January 1 – March 31  Real Estate STATS:

 

Active Listings: 70      From $ 59,900 to $ 324,750

PENDING Sales: 52

SOLD Homes:  39

Average Sold Price: $194,823

 

Lowell real estate market has been very busy this first quarter.

Listing inventory is low, so if a home is priced to sell, it moves off the

market fairly quickly.  Buyers  are paying a little more for the average

home in Lowell, up about 10% from last Fall’s average price.

East Grand Rapids is a community of homes priced from the

mid $100,000’s to over $1,000,000 with the majority of homes

selling from $300K to $500K.

 

East Grand Rapids is a very popular place to live in the Greater

Grand Rapids area, its’ walkability, close to downtown GR businesses, 

shops, and restaurants in Gaslight Village are  the main reasons.

Active Listings – 42                 from $169,900 to $ 1,450,000

Pending Sales – 28

Sold Homes   – 35                

Average Sold Price – $ 348,017

 

The average sold home price has fallen slightly in East GR

in the last three months.  This is due to a dearth of homes for sale,

rather than a declining market.  Home inventory numbers are at all

time lows, just a few years from too many homes on the market.

Listing prices are definitely rising, but the average sale price dropped.

Lower priced homes, between one hundred and two hundred thousand

are difficult for buyers to find.  The low number of home transactions

for the first quarter is due to low inventory, also.

 

Grand Rapids is experiencing this throughout the Greater Grand Rapids

market, and it affects all price points.  Buyers are still wary of buying a

home that is over priced, so sellers are still sitting on the market if they

are over optimistic about their selling price.

is at an all time low, just when buyers are most anxious to purchase and

make a move to their new home.  This is not isolated to the Forest Hills

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the Grand Rapids area with over 9000

students and 16 buildings within a 24.25 square mile area.

Kentwood Active Listings = 132    $49,000 to $224,900

Pending Sales – 113

Sold Homes = 158

Average Sold Price = $ 134,141     

 

Kentwood  homes are selling, in fact, inventory is so low,

it is slowing sales because buyers cannot find a home to buy.  If you

are considering a move up, now is the time!  Buyers are waiting to

purchase a Kentwood home.
