Average Sold Price = $ 502,833

 

West Village has no active homes for sale,

but 3 homes have sold so far in 2016. The average

sale price is pretty stable and hasn’t changed much

for the last two years. This is a newer development

and homes have retained their value to consumers.

 

West Village has upper bracket home prices

in the Forest Hills area. It remains a very popular

location, close to shopping, schools, and expressways.

compared to 2015 statistics. Homes are selling

as demand in the Forest Hills market increases.

backwaters, and being close to both Ada and

Cascade, this development holds it’s appeal

The Hidden Hills real estate market has had

 

a fairly busy year so far.  Two pending sales and four

closed sales, with the average sold price rising by over

20% from the same time frame last year.

One of these homes was flipped rather quickly and more

than doubled in price.  This sold price would be at the peak

of home prices in Hidden Hills and would not be the case

for homes that haven’t been completed remodeled.

This also clearly demonstrates that today’s buyers want

an updated home and are willing to pay for it.

East Grand Rapids is a community of homes

priced from the mid $100,000’s to over $1,000,000, 

with the majority of homes selling from $300K to $400K.

 

East Grand Rapids is a very popular place to live in GR,

great public school system, its’ walkability, being close

to downtown GR Medical Mile, businesses, attractions and

shopping in Gaslight and Breton Villages.

Sept. 2015 – Feb. 2016

 

For the last 6 Months: 

35 Active Listings – from $169,900 to $ 2,800,000

33 Pending Listings

102 Sold Homes – from $ 157,000 to $ 3,500,000

Average List Price – $ 642,217

Average Sold Price – $ 404,276

 

Sold home prices have risen sharply in the last 6 months

in East Grand Rapids, about 10% for the average sold price.

For sale home inventory numbers are down and sales are

gobbling up listings almost as fast as they appear.

 

In the lower price brackets, be prepared to pay more

than list price, regardless of condition,  to be a successful buyer

in today’s East Grand Rapids real estate.

 

However, the higher bracket homes may take a while to sell,

days on the market vary for the last six months from 0 to 539 days.

The average home spent about 64 days on the market before going

pending.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with an excellent public school system,

diverse businesses, and suburban resources.

Active  Listings – 207             From $ 49,900 to $ 965,000

 

Pending Home Sales: 99

 

Sold Rockford Homes: 326    From $ 60,000 to $ 675,000

 

Average sold price  $ 258,349

 

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold home prices have increased about

5% a year on average since 2013.  Home inventory

is barely keeping up with sales, there is a scarcity of

quality homes in nice condition to satisfy potential

Rockford home buyers.

Tamarron Estates Market Analysis:

With no homes on the market and five homes

sold in the last 5 months, inventory is moving

quickly.

 

Sold prices vary from $210,00 to $420,000,

so less expensive Tamarron homes, or homes

in aged condition are selling for less.

Average sold price went down $60,000

from mid 2014 prices.  So, yes, your

Tamarron Estates home will sell, but it

might not be what you thought

(hoped) you would get.

 

An updated home is always more desirable

in any real estate market.  Don’t make the mistake

of over-improving or under-improving your house.

Knowing  your home’s current value will let you

make wise decisions on upgrades and remodeling

dollars spent.

Sold home prices have fallen slightly in East Grand Rapids

in the last six months. Home inventory numbers are up slightly,

so good news for buyers.  We have heard through the real estate

grape-vine that some small homes are being torn down and mega-

mansions are replacing them.  With aging stock and no new land

to develop, this is the only option left to those determined to live

at an East Grand Rapids address.

Home sales have rebounded in Tamarron Estates nicely

in the past 12 months. Buyers are still looking for updated

homes but prices are climbing and inventory is low in

Tamarron, like most of Forest Hills. Consumers have fewer

choices and less bargaining power than in the recent past.
