Current Active Listings = 56      from $ 55,000 to $ 599,000

Caledonia Pending Home Sales = 42

Caledonia Sold Homes = 33

Average Sold Price = $ 227,591

 

 Caledonia Real Estate Market is doing well.

If a house is listed at the right price, it should sell.  

Home prices are experiencing a slight increase from

the last quarter of 2013. There is a scarcity of homes for sale, 

according to demand.  If you have been considering

are in demand.  This report gives you a snap shot view of what

condos are available and average prices for the Forest Hills area

using the last 6 months of data.

Active Condo Home Listings = 39

Average List Price = $ 229,495

Average Sold Price = $ 198,631

Average Sold Price /SqFt = $ 135-140

 

The Forest Hills Condo market is heating up this Spring.

Average list price is up and average sold price is on the rise.  It takes about

60 days to sell  the average Forest Hills Condo home.  Sales for the

last six month period have been 79 pending and sold condo homes.

Which means we have about a 3 month supply listed right now.

2013 Real Estate Market Activity

July 1, 2013 to December 31, 2013

 

Current Active Listings = 53      from $ 45,000 to $ 949,750

Caledonia Pending Home Sales = 18

Caledonia Sold Homes = 125

Average Sold Price = $ 222,756

 

Caledonia real estate has had a bumpy ride in 2013,

first prices rose 30%, then they leveled off at a 20% rise in

sold prices from 2012.  Scarcity of desirable homes still is a 

problem in our greater Grand Rapids market, as well as

Caledonia.  This scarcity peaked in spring and early

summer when lots of people are looking for new homes.

As demand decreased over fall and winter, prices have

leveled off, too.

 

Caledonia still has a strong appeal to home buyers

in the Grand Rapids market.  If you are considering a move

to or within Caledonia, it is not too early to start the process.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with an excellent public school system,

diverse businesses, and suburban resources.

Active  Listings – 158             From $ 64,900 to $ 945,000

 

Pending Home Sales: 66

 

Sold Rockford Homes: 375    From $ 25,880 to $ 599,900

 

Average sold price  $ 217,7844

 

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold housing market has leveled off in price

since the first half of the year.  Even though the last half of the

year has seen brisk sales,  prices have not risen appreciatively.

 

Home inventory is lowing Rockford, as it is all over the

Grand Rapids area.  Homes are selling for an average

of $125.00 per square foot in the Rockford market.

mid $100,000’s to over $1,000,000 with the majority of homes

selling from $200K to $400K.

 

East Grand Rapids is a very popular place to live in our area,

its walkability, close to downtown GR businesses, and shops, restaurants

in Gaslight Village are  the main reasons.

Sold home prices have risen about  10% in East Grand Rapids

in the last six months.  Home inventory numbers are down, so this is

good news for home sellers, especially those waiting for an improving

market.  Interest rates are still low, so buyers can still make a wise decision by

choosing to own their own  home.

Forest Hills is a school district in Ada–Cascade Michigan

real estate market that is always active. This Grand Rapids suburban

community has wonderful neighborhoods, some new and some older

with Top Ranked Forest Hills Public Schools, private schools, and

a life style that attracts many home owners.

2013 Real Estate Market Activity

Under $250,000 Homes:

Current Listings = 75

 Pending Home Sales = 37

Sold Homes = 417

Average Sold price – $169,791   

 

$ 250,001 and Up  Homes:

Current Active Listings = 118

Pending Sold Homes =27

 Sold Homes = 450

Average Sold Price = $ 432,992

 

Average home prices have increased in the upper category

and decreased slightly in the lower category.  Home inventory is also

low.  Compared to 6 months ago, less homes are listed and the rock

bottom prices of a few years ago are disappearing.

 

The average selling price/square foot for under $250K

is $ 111.00;  $ 159.00 for over $ 250K category homes in Forest Hills.

Home inventory is moving a little faster in the higher bracket.

Distressed sales were fewer this year, about 46 homes under $100k

were sold.

 

Good news for Forest Hills home sellers, though prices are rising,

interest rates are still low for buyers.  If you have been waiting for prices to

get back on the upswing, now is the right time to get your home on the market.

Second Quarter 2013 Real Estate Market Activity

 

Under $250,000 Homes:

Current Listings = 85

 Pending Home Sales = 34

Sold Homes = 165

Average Sold price – $171,557     

 

$ 250,001 and Up  Homes:

Current Active Listings = 190

Pending Sold Homes =37

 Sold Homes = 172

Average Sold Price = $ 418,489

 

Home  prices are still rising in Forest Hills for the last 4 months,

and home inventory is barely keeping up with demand. Home sales have

almost doubled in both lower and higher priced categories in Forest Hills this

past quarter, compared to first quarter sales.

 

Good news for Forest Hills home sellers and even though prices are rising,

interest rates are still low for buyers.  If you have been waiting for prices to

get back on the upswing, now is the right time to get your home on the market.

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold housing market ranges from $34K at the low end

to almost a million dollars at the high end for second quarter of 2013  sales.

The average sold home price has increased slightly for the last quarter,

reversing a trend of falling prices.  Homes are selling, and inventory is

shrinking.  If you have been waiting for the market to get better, now is

Caledonia Pending Home Sales = 30

Caledonia Sold Homes = 92

Average Sold Price = $ 235,752

 

Caledonia real estate has had a major increase in average

sales price for the second quarter compared to the first quarter of this

year.  The average price has risen 30% over the first quarter’s average

sold home price. This is good news for Caledonia sellers that have

been waiting for the market to improve.  Even with higher prices,

interest rates are still low, so it is a good time to buy in Caledonia.
