West Michigan Home Improvements that Could be a Mistake

Don’t over improve your home or price it out of the neighborhood.

If all the homes in your neighborhood are priced in a category, don’t

try take your home to the next level with home improvements that

are unwise investments.  We see homeowners do this all the time.

They figure they will get the money back because buyers will

pay more for a home with valuable additions.  Not necessarily so.

A perfect example is pools, indoor and outdoor.  Pools are great for

summer recreation here in Michigan, for people that want them.

Many do not.  In fact, most buyers will discount your home if it has

a pool.  They will estimate the cost of removal or filling it in as an

added expense they weren’t planning on.

 

Another example of over improvement is adding a basement bedroom.

This can be a great way to add another bedroom.  But don’t plan on buyers

paying more for your home, they won’t.

 

Also included in this list is finishing a basement.  A finished basement

has added appeal for many homeowners, but they won’t repay your

construction costs.  This is another item that you should plan on

enjoying while you live in the home, not as a return on investment.

 

Expensive improvements that don’t fit the home could be on the top

of the Don’t Do It List!  If you live in a $100,000 home in a $100,000

neighborhood of homes, don’t put in a $30,000 kitchen.  Buyers will

expect a kitchen, but will not repay you for granite countertops,

top-of-the-line cabinetry and a Viking range.  Use common sense and

remember, you will probably want to sell your home someday.

6 Tips on Moving to Grand Rapids with Pets

Moving day can be very traumatic for pets.  Take some time to plan

ahead and make their move go smoothly to minimize the stress for both

of you.

1.  Veterinarian : new/old records – When leaving your old vet you

should ask for your old records and put them in a folder that you have with

you at all times. Pets tend to get sick at the most inopportune moments.

It is helpful if you can make contact with a new veterinarian before you

move into your new home.  If possible, send copies of your old records

to your new vet, so they can have some insight into your pet’s medical history.

 

2. Name Tag Update: Getting a new tag for your pet with their new address

can be a good precaution. What if your pet gets lost in their new neighborhood?

Or they get lost on the way to your new home?  Having the new address on their

tags saves a lot of time and it is one less thing you have to do when you arrive

and moved into your new home.

 

3. Bathroom Time:  On moving day, the safest place for your pets is the

bathroom.  The door can closed, they will feel safer, and there is no worry

that they will escape outside when the movers are going back and forth

with your furniture and belongings.  Post a note on the door so visitors don’t

unintentionally let them out!

 

4. Meds on Hand: It is a good idea to have all your pets medications and

special dietary needs in a separate carry bag.  When traveling, we always

have a bag with all of our dogs special items, so we can reach them quickly.

 

5. Pet Friendly Motels: Research the motels that will take pets

so you know where they are welcome.  When traveling, it is nice to know

that you have alternatives if something goes awry.

 

6. Be Aware of Local Laws & Restrictions: Your new city or neighborhood

may have leash laws and other pet restrictions. Some condominiums will only

allow smaller dogs, some neighborhoods require fencing, and even if it isn’t a

law, most locales recommend bagging your own poop! Knowing ahead of time

can save a lot of neighbor to neighbor conflict.

Ada Woods is an established development of homes in Ada, Michigan,

just west of Ada and south of Fulton Street (M46).  Ada Woods started

out as an E.L. Ladd development, but towards the end of the project

many lots were sold to other builders and completed by individual owners.

The dates of building range from 1980’s to 2005.  Most of the homes

have more square footage and more amenities than Adacroft Commons,

its  adjacent neighborhood.  As with Adacroft Commons, there is designated

common land in the development that remains heavily wooded and in a

natural state.  This development is in the Forest Hills School System and

close to several private schools.

Adatowne is a popular entry level home market in the Ada area

of the Greater Grand Rapids metropolitan area.  Part of the appeal is

the proximity of Ada Elementary, Forest Hills Central Middle and High

Schools, Ada Christian Schools, St Roberts School and being close

to the village of Ada. Adatowne is an established subdivision, started

in the early 1970′s by E.L. Ladd Builders of Ada.

 

I have held many open houses in these plats  and sold many of

the homes as new construction – to be built.  If you doubt the power

of your home as an investment, a basic ranch in Adatowne (about

1000 sq ft) sold  for $ 19,900 in 1975.
