Activity is heating up in Ada Woods, with 10 sold properties for 2012.

Sold prices ranged from $ 250,000 to $ 344,000 for the last 4 months, down

from the average sale of $ 354,900 in the first quarter.  This is a trend we

are seeing across the board in the Grand Rapids area, inventory is shrinking,

but prices are flat to decreasing in almost all markets.

Pending Home Sales = 3

Sold Homes = 4

Average Sold Price = $149,725

Homes are selling in Caravelle Village this year, the middle price range

of values is a big draw.  Sold prices are down compared to first quarter

statistics, this might be the condition of the homes that sold, but it is

not an anomaly for our whole region.  As inventory decreases, home sales

have increased but we are still seeing a flat to decrease in sold prices.
