October 1, 2015 to March  24, 2016

 

Current Active Listings = 69  

from $135,000 to $1,300,000

 

Caledonia Pending Home Sales = 67

 

Caledonia Sold Homes = 119 

 from $ 34,675 to $ 999,900

 

Average Sold Price = $ 253,271

 

 Caledonia Real Estate Market is right on target with

the Greater Grand Rapids market area.  Homes are

selling at a fairly fast rate.  The average single family

home average sold price has slipped down one or two

percentage points; mainly because the median priced

homes are the majority of sales.  As you can see from the

statistics above, buying activity is depleting home inventory

at a steady pace this winter.

 

The Spring and Summer market is going to be fast

and furious for Caledonia home buyers.  Be sure you have done

your “homework” before you go out looking!  Sellers have the

luxury of choosing from multiple offers, so don’t set yourself

up for disappointment by not being prepared.

 

Caledonia has a strong appeal for home buyers

in the Greater Grand Rapids market.  If you are considering a move

Sept. 2015 – Feb. 2016

Active Listings = 148      From $ 50,000 to $ 2,600,000

Pending Listings – 126

Sold Homes = 418

Average Sold price:  $50,000 – 239,000 = $185,000

Average Sold price:  $240,000 – 350,000 = $228,619

Average Sold price:  $351,000 – $3,000,000 =$ 485,000

 

Forest Hills home prices are on the rise, but not the 

home inventory.  Twenty percent fewer homes are on the

market this year compared to last year, which affects sold

figures and comparables.

 

 Especially in the lower price ranges, finding an updated, 

attractive  house to buy under $200,000 is very

competitive, and under $100,00 is very rare in 2016.

 

 Be prepared for competitive bidding if you are a

lower price bracket home hunter.  Be ready for extensive

home remodeling and updates, or learn to love vintage.

The inventory of older homes far outweighs new

construction available in Forest Hills.

 

Forest Hills is a public school district in Ada–Cascade Michigan.

A Grand Rapids suburban community that has wonderful neighborhoods,

some new, some older.  It boasts Top Ranked Forest Hills Public Schools,

private schools, and a suburban life style that attracts many home owners.

East Grand Rapids is a community of homes

priced from the mid $100,000’s to over $1,000,000, 

with the majority of homes selling from $300K to $400K.

 

East Grand Rapids is a very popular place to live in GR,

great public school system, its’ walkability, being close

to downtown GR Medical Mile, businesses, attractions and

shopping in Gaslight and Breton Villages.

For the last 6 Months: 

35 Active Listings – from $169,900 to $ 2,800,000

33 Pending Listings

102 Sold Homes – from $ 157,000 to $ 3,500,000

Average List Price – $ 642,217

Average Sold Price – $ 404,276

 

Sold home prices have risen sharply in the last 6 months

in East Grand Rapids, about 10% for the average sold price.

For sale home inventory numbers are down and sales are

gobbling up listings almost as fast as they appear.

 

In the lower price brackets, be prepared to pay more

than list price, regardless of condition,  to be a successful buyer

in today’s East Grand Rapids real estate.

 

However, the higher bracket homes may take a while to sell,

days on the market vary for the last six months from 0 to 539 days.

The average home spent about 64 days on the market before going

pending.

Rockford is a northern suburban city near Grand Rapids,

about 15-20 minutes by freeway from the center of the city.  It is a

small town on the Rogue River with an excellent public school system,

diverse businesses, and suburban resources.

Active  Listings – 207             From $ 49,900 to $ 965,000

 

Pending Home Sales: 99

 

Sold Rockford Homes: 326    From $ 60,000 to $ 675,000

 

Average sold price  $ 258,349

 

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s sold home prices have increased about

5% a year on average since 2013.  Home inventory

is barely keeping up with sales, there is a scarcity of

quality homes in nice condition to satisfy potential

Rockford home buyers.

Kentwood Michigan is a large suburban city southeast of Grand

Rapids, population under 50,000. It has manufacturing, shopping centers,

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the Grand Rapids area with over 9000

students and 16 buildings within a 24.25 square mile area.

2015 Real Estate Market Activity July – September 

 

Kentwood Active Listings = 142

From $39,900 to $975,000

Pending Sales = 109

Sold Homes = 288

Average Sold Price = $ 182,327

 

Kentwood homes are selling, inventory is quite low.

The same story as elsewhere in the Greater Grand Rapids

housing market.  Fewer homes to choose from is frustrating

for buyers and a bonus for sellers.  With 142 Active listings,

Pending and Sold in last 90 days at 397, demand far exceeds

the current inventory of homes for sale.

 

This means buyers will have to buy homes that aren’t exactly

what they are looking for, compromises will have to happen. This

usually means the chosen home will need updates, repairs,

and overall deferred maintenance will need to be done.

Median Sold Price = $ 259,900

 

 Caledonia Real Estate Market is hopping.

Homes are selling for about an average of 10% more than

2013 prices.  This is good news for Caledonia sellers.

Activity has increased as well.  With homes from under

one hundred thousand to over a million, there is a broad

range of housing pricing and styles available.

Forest Hills is a public school district in Ada–Cascade Michigan.

This local real estate market is always active. A Grand Rapids suburban

community that has wonderful neighborhoods, some new, some older.

It boasts Top Ranked Forest Hills Public Schools, private schools, and

a suburban life style that attracts many home owners.

2015 Real Estate Market Activity January – July

 

Active Listings = 254

From $ 66,500 to $ 2,600,000

Median List Price: $ 399,900

 

Sold Homes = 546

Median Sold price – $319,900

 

Forest Hills home prices are on the rise, as are the 

number of sales for 2015 compared to the last 6 months

of 2014, with a 16% rise in sold homes.  Especially in the

lower price ranges, finding a good house to buy under

$300,000 is getting difficult, under $100,00 is almost

impossible.  Be prepared for competitive bidding if

you are a lower price bracket home hunter.  Or be ready

for extensive home remodeling and updates.

The inventory of older homes far outweighs new

construction, only 33 of the 254 homes available

in Forest Hills are new homes.

 

If your home needs updates or repairs, do not expect 

competitive bidding, unless bargain priced.  The home will eventually

sell, but not at the full market price it would get if updates were

already done.   For many home sellers, this is not an option,

so home bargains are out there. Be prepared,  not only will you

be putting in sweat equity, but they may not be financeable

through all lenders.

Quail Crest has seen good activity this year, a big increase

from last year.  New construction is underway and demand

seems to be stable.  The higher prices reflect the new stand

alone condos being developed in this neighborhood.

 

Quail Crest is located at the corner of Burton St and Spaulding

Avenue, near Watermark Golf Course, close to 28th St shopping and the

new SE YMCA complex under construction.

 

Stand alone, 2 unit, and multiple unit condos are all part

of Quail Crest living.  New construction is all single unit condos

and there are a few lots left to build.
