Lowell Michigan Real Estate Market Report  Sept 2011

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

LOWELL MI July 1 to Sept 30, 2011 RE STATS:

Active Listings: 150

Average Sold Price: $163,405

PENDING Sales: 26 homes

SOLD Homes: 45 Sold Homes

Average Sold Price to List Price:  93.41%

Absorption Rate for Lowell Listings is 6.3 months for the

current housing inventory. If no other homes enter the market, it

will take 6.3 months for the current homes to sell at the current

rate of sales. This figure is in the normal range and hasn’t changed

all year.

Lowell Homes are selling for a little more than the first half of

2011, on average.  Although, the average sale price to list

price has fallen, as we are seeing throughout the Greater

Grand Rapids area.  With record low interest rates, now couldn’t

be a better time to purchase a home.

Active Listings: 136

Average Sold Price: $132,408

PENDING Sales: 45 homes

SOLD Homes: 83 Sold Homes

Average Sold Price: $ 152,548

Average Sold Price to List Price:  96.32%

Absorption Rate for Lowell Listings is 6.3 months for the

current housing inventory. If no other homes enter the market, it

will take 6.3 months for the current homes to sell at the current

rate of sales. This figure is up from 2010 rates.

Lowell Homes are selling for less this year, or the lower

priced homes are selling, either way the average sold

price took a steep plunge from over $200, 000 for 2010. Although,

the average sale price to list price for sold homes has increased slightly.

About one third of homes listed on the Multiple Listing Service do not sell.

They might be over priced, in very poor condition, bad location, a weird

floor plan or some other oddness about them.  They will sell at the right price,

which is what we are trying to convey.

 

Grand Rapids MI home

 

The correct price is so crucial to the sale of your home, that if you miss

the mark the first time, you are chasing a downward trend that is very

difficult, if not impossible, to catch.

 

This can be tricky, as you don’t want to under price the market.

But the market doesn’t hold still, what was a great price a few months

ago is not a great price today.  You can’t rely on any market information

over 3-6 months old.  You need to know what is happening today.

 

Example : 440/981 = Days On Market/Total Days On Market

The stats above are for a house in the Grand Rapids market that we saw

on the MLS today.  You would think that in almost 33 months on the

market, this homeowner would have realized that their price is not in

line with homes that are selling.  Sure, there have been reductions on

this home’s price, but not enough and not soon enough.

 

Be smart about selling your home.  Use a Realtor who can give you the

straight facts, not someone who tells you what you want to hear.

Unless you want to be like the seller above, chasing a downward market

and watching your competition use you as a price comparison.

Lowell Michigan is located on the Flat River just east of Grand Rapids, MI.

It has really grown in the last 20 years, in many ways. Lowell has a great

school system, a  thriving business community, a lively arts society, and

is one of the growing Grand Rapids suburban communities in Kent County.

These are the statistics for home sales in the Lowell School District,

figured from Jan. 1, 2010 to Dec. 31, 2010

Active Listings: 102

Average Price: $235,224

Price per Sq Ft: $119.00 (Main Floor only)

PENDING: 29 homes

SOLD: 229 Sold Homes

Average Sold Price: $ 152,548

High $549,000  Low $ 14,750

Average Sold Price Per Sq Ft: $ 91.04 (Main floor only)

Average Sold Price to List Price:  95.48%

 

Absorption Rate for Lowell Listings is 4.7 months for the

current housing inventory. If no other homes enter the market, it

will take 4.7 months for the current homes to sell at the current

rate of sales. This figure is half of 2009’s rate and is in the normal

range of 3-6 months.

 

Lowell Homes that are priced competitively are selling.

As you can see by the statistics, the homes that have their price

per square foot about $90 -$95/Sq Ft are seeing the most activity.

There are still a few foreclosure or short sale homes which are

bringing down the average sales price and square footage rates

lower than they might normally be, but average list price is up

and average sold price is up from last years stats.

Some sellers have retired from the market and will try again this

spring, driving prices downward, unless demand increases dramatically.
