East Grand Rapids Michigan Real Estate Market Report January-March 2014

East Grand Rapids is a community of homes priced from the

mid $100,000’s to over $1,000,000 with the majority of homes

selling from $300K to $500K.

 

East Grand Rapids is a very popular place to live in the Greater

Grand Rapids area, its’ walkability, close to downtown GR businesses, 

shops, and restaurants in Gaslight Village are  the main reasons.

East Grand Rapids Real Estate Report  January-March 2014

 

Active Listings – 42                 from $169,900 to $ 1,450,000

Pending Sales – 28

Sold Homes   – 35                

Average Sold Price – $ 348,017

 

The average sold home price has fallen slightly in East GR

in the last three months.  This is due to a dearth of homes for sale,

rather than a declining market.  Home inventory numbers are at all

time lows, just a few years from too many homes on the market.

Listing prices are definitely rising, but the average sale price dropped.

Lower priced homes, between one hundred and two hundred thousand

are difficult for buyers to find.  The low number of home transactions

for the first quarter is due to low inventory, also.

 

Grand Rapids is experiencing this throughout the Greater Grand Rapids

market, and it affects all price points.  Buyers are still wary of buying a

home that is over priced, so sellers are still sitting on the market if they

are over optimistic about their selling price.

is at an all time low, just when buyers are most anxious to purchase and

and lots and lots of residential housing. Kentwood Public Schools are

one of the largest school systems in the Grand Rapids area with over 9000

students and 16 buildings within a 24.25 square mile area.

Pending Sales – 113

Sold Homes = 158

Average Sold Price = $ 134,141     

 

Kentwood  homes are selling, in fact, inventory is so low,

it is slowing sales because buyers cannot find a home to buy.  If you

Current Active Listings = 56      from $ 55,000 to $ 599,000

Caledonia Pending Home Sales = 42

Caledonia Sold Homes = 33

Average Sold Price = $ 227,591

 

 Caledonia Real Estate Market is doing well.

If a house is listed at the right price, it should sell.  

Home prices are experiencing a slight increase from

the last quarter of 2013. There is a scarcity of homes for sale,

Sold Rockford Homes: 100    From $ 65,500 to $ 650,000

Housing sales in Courtland Township, Algoma Township and

City of Rockford are included in this report.

 

Rockford’s inventory continues to lag behind

last year, though Spring may bring out more home sellers.

The home market is brisk in Rockford, with home sales

over taking the number of new home listings on the market.

PENDING Sales: 13

SOLD Homes:  94

Average Sold Price: $193,478   From $ 34,500 to $ 775,000

 

 

Lowell homes are selling, in fact average sold price has risen 5%  

since March 2013.  More homes have sold, and there is still good

inventory available.

Kentwood  homes for sale are getting scarcer with brisk sales

and dropping inventory.  Spring and summer sales have driven the

average sold price up about 11% from the first of the year.

Good news for Kentwood home owners.

2013  1st Quarter Real Estate Market Activity

Kentwood Current Listings = 78

Pending Sales – 67

Sold Homes = 184

Average Sold Price = $ 121,207

 

 

The homes for sale inventory in Kentwood is at very low levels.  

With spring comes peak demand and there is a little over 2 months of house

inventory listed  for sale.  This has driven the average sold price up about

10% from the end of 2012 statistics.

 

The sold price range of homes is from $ 29,000 to $ 390,000 in this

Grand Rapids suburban community, with the majority being

in the mid-to-lower price ranges.

2013 First Quarter Real Estate Market Activity

 

Current Active Listings = 81

Caledonia Pending Home Sales = 21

Caledonia Sold Homes = 36

Average Sold Price = $ 171,596

 

Caledonia real estate has had a slight decrease in average

sales price for the first quarter but we don’t see this trend continuing.

Home inventory is starting to get short in other Grand Rapids suburban

markets and Caledonia will be affected, as well.  Interest rates are still

low, so it is a good time to buy in Caledonia.
