If you haven’t made a visit to the quaint and historic village of Saugatuck,

you are missing an experience. Saugatuck is a popular resort and shopping

destination since the late 1800s.  Saugatuck has a small town feeling,

interesting architecture, an active artist community, unique shops, and

all within walking distance.  You can play golf, lay on the beach, go sailing

or just walk around town and enjoy the atmosphere.

Saugatuck hasn’t been “malled.”  The restaurants and local pubs serve up

great fare, whether you want a cup of soup, a full course dinner, or just

want some ice cream to wash down that fudge.

Caledonia Michigan Real Estate Market Report  April – June 2010

Absorption rate for Caledonia MI Market is  currently 6.5 months,

which means if no other homes come on the market, it will take 6.5 months for

the current inventory to sell at the current sales rate.  This stat is down by one

third less than last year’s figure.  We are seeing a definite slowdown after the first

quarter uplift in sales in Caledonia homes.  Sell times are currently edging out of

the  “normal” range of 3-6 months and back to a buyer’s market.

1 home in million dollar+ range skews the figures somewhat in the upper home price brackets.


The Caledonia market has been busy so far this year; buyers bought 2 homes

under $100K, the majority of homes purchased were between $100-300K.    Currently,

there are only 10 homes listed under $100K, 39 homes listed  over $ 500K, and that means

77 homes are listed between $100K and 499,999K, many opportunities in the middle

brackets to own a home in Caledonia. In general, higher priced listings are seeing

downward pricing pressure from buyers.

With interest rates at record low levels, buying now could save you thousands

of dollars over the life of your mortgage.
