  1. It’s strange that a finished daylight basement level is not factored into the total livable square footage.

    I would think a ranch-style home with a walk out lower level basement would want both levels calculated.

  2. As listing agents, we do include finished basements in our total square footage of living space.
    The bug in the ointment is that not all finished basements are comparable.
    Some basements have the same finish details as the main floors, others have homeowner DIY improvements that might be less than desired.
    That is why the Realtor Community only counts main floor square footage for price per sq ft. Although a home’s price will certainly reflect a daylight or walkout basement that is finished the same as the main floors.
